Resident Services Coordinator (2 available part-time positions)

Under the leadership of the Resident Services Manager, the Part-Time Resident Services
Coordinator is responsible for coordinating the program's initiatives and services discovered at each
community to support the well-being and livelihood of residents at SEED’s properties in
compliance with Fair Housing and governmental requirements.

This role will have knowledge of every-day community interactions, be enabled to interpret and analyze program data, and implement and monitor inclusive and diverse systems necessary to enriching the communities at large. The Resident Services Coordinator alsoassists SEED’s property management team in maintaining support, accountability and mediation between residents.

Housing Developer (2 FT Positions Available)
Office of Rural and Farmworker Housing
The Housing Developer reports directly to the Director of Housing Development and Executive Director (ED).
With ongoing guidance and support, this position is primarily responsible for performing all aspects of the
development process necessary to obtain capital construction funding for low-income and farmworker housing
in rural communities in Washington State. As an integral part of the ORFH team, the Housing Developer requires

Senior Project Manager - TOD
Sound Transit
Guided by Sound Transit’s Equitable Transit-Oriented Development (TOD) policy and with a focus on affordable housing, Sound Transit’s TOD team is helping to realize community-supported development outcomes on excess public land near transit stops and stations. The Senior Project Manager-TOD role relies on creative problem solving, collaboration, and project management skills to advance this land through the development process, including due diligence, community engagement, partnering, land lease or sale, predevelopment design review, construction coordination, project closeout, and ongoing monitoring. To do so, this position continuously coordinates with internal stakeholders to ensure TOD outcomes are integrated into the Agency’s project development timeline and surplus disposition practices; conducts or reviews market and site constraint assessments for various properties within the TOD portfolio; negotiates real estate development deals; participates in regional coordination with affordable housing funders, jurisdictions, and other collaborators; educates stakeholders about TOD; and helps execute and monitor developer work progress consistent with agency developer agreements.

Director of Real Estate Development

The Director of Real Estate will serve on the SEED staff Leadership team, alongside the Executive Director, Director of Property and Asset Management, Director of Finance and SEEDArts Director.

The Director of Real Estate will engage directly with the SEED Board of Directors and many community stakeholders.

Position Summary: Reporting to the Executive Director and working with all departments and consulting professionals, the Director of Real Estate Development leads and implements non-profit affordable housing development strategies for new construction and acquisition, as well as repositioning the existing portfolio to ensure sustainability through project structuring and refinance generating development fees.

Knowledge of:

• A competitive candidate must have 5+ years of hands-on increasingly responsible affordable housing, real estate development experience.
• Deep experience and technical expertise in all aspects of affordable housing real estate development, including finance, entitlement and design, construction, lease-up and operations.
• Ability to collaborate across departments and represent SEED in the community; strong communication, presentation, stakeholder relationship management, negotiation, influencing and negotiation skills.
• Significant Low Income Housing Tax Credit financing and affordable housing resyndication experience.
• Experience working with diverse communities.

Project Manager (CS3) - Multifamily Housing (11503)
WA Department of Commerce
We are seeking two Project Managers (CS3) who will work within the Multifamily Housing Unit (MHU) of CSHD, and will be responsible for specific tasks within the State Housing Trust Fund (HTF) and the federal HOME and National Housing Trust Fund (NHTF) programs. These positions are advanced-level technical specialists in real estate development and finance. These positions develop, negotiate, and manage key terms and conditions for resulting state and federally funded contracts that specialize in the development of multifamily/rental affordable housing and shelters for low-income and special needs population. These positions update and maintain Commerce databases to ensure accurate project data is available. These positions establish program priorities and develops policies to ensure multifamily/rental affordable low-income housing units and shelters are created and preserved, from the time of award through to the project’s long-term period of performance.

Duties
This Project Manager (CS3) exercises independent judgment and discretion regarding the interpretation and implementation of policies and regulations. Staff deal with complex and conflicting issues, provide specialized expertise, and work with little or no technical oversight. This position coordinates with staff within the MHU, the agency and external stakeholders to ensure the effective and timely completion of assigned tasks and ensures that customer service is a priority. These are some of the duties performed in this role.
